2000-2001 Rockdale
New mixed-use development - Group 2
Proposed cinema and residential development - Group 1
Master Plan - Group 2
Introduction
Rockdale is a sub regional centre and an important transport hub in the south of Sydney, connected by both rail and major road networks. However, as a suburb severely affected by aircraft noise, the area in recent years has declined. Its retail centre has been overtaken by the development of large shopping facilities in Hurstville and Miranda.
The Rockdale Studio project examined different scenarios to achieve a revitalisation of Rockdale, taking advantage of its proximity to Botany Bay and other natural environment features, and its established transportation and other infrastructures.
Design Objectives
Group 1
This design option emphasises the revitalisation of Rockdale's retail centre through a major air-right development over Rockdale Station, and the development of beachfront at Brighton-le-Sands as a tourist entertainment centre. Linking with road networks, the positioning of the centre overcomes the current dichotomy created by the railway. The scheme encourages residential development along major public transport routes, and provides for improved amenity and urban character.
Group 2
Key aims are to encourage the development trend occurring to the south of Rockdale while also focusing on the existing town centre. The railway station is upgraded as a major transport interchange to stimulate development incorporating open space and heritage conservation. Links are strengthened between east and west Rockdale, and between the existing town centre and new commercial and residential development towards the south. The creation of qualitative development controls is a key element.
Group 3
The revitalisation of Rockdale is proposed as five-part redevelopment scheme with special attention to heritage conservation, built form control and urban amenity as a means of creating an identity for the area.
Rockdale Railway Station is reconsolidated as a major regional transport interchange with upgraded facilities for commuters and pedestrians, as the traditional centre of the town with links to adjacent precincts.
Group 4
This proposal focuses on the enhancement of historical buildings and other qualitative features to create a sense of 'place' and upgrade amenity. Development is promoted within the town centre and to emphasise Bay Street, as the main connection between Rockdale Station and Brighton-le-Sands foreshore. The commercial and recreational potential of Brighton-le-Sands is developed as a means of encouraging greater use and attracting tourism.
